How to Know When a Price Reduction Is the Right Move and How to Execute It Effectively
No seller wants to reduce the price. But a timely, properly executed price reduction is far more effective than waiting for a buyer to materialize at an overpriced point. Here is how to think about this decision.
The Signs a Price Reduction Is Needed
Low showing activity: If your home has been on the market for two weeks and you have had fewer than five showings, the price is likely excluding potential buyers. Well-priced homes in Chester County generate activity within the first week.
Many showings, no offers: If you are getting showings but no offers, buyers are seeing the home and passing. This usually means the price is not competitive relative to comparable active listings.
Consistently negative feedback: If agent feedback from showings is consistently about price, that is the market telling you something directly.
Increasing comparable competition: New listings at lower prices or recently sold comps below your list price change the competitive landscape and may require adjustment.
When to Make the Move
The first two weeks on the market are the most important. If your home is not generating meaningful activity in the first 10 to 14 days, a price adjustment should be seriously considered. Waiting 30 or 45 days to reduce compounds the problem by then, days-on-market stigma is accumulating, and the pool of buyers who have not already seen and passed on your home is shrinking.
How Much to Reduce
A price reduction needs to be meaningful to generate renewed interest. A $5,000 reduction on a $600,000 home (0.8%) will not create excitement. A $20,000–$25,000 reduction (3%–4%) that repositions the home into a new search bracket will. Price to where a genuine buyer exists, not to a number that makes you feel better.
How to Execute a Reduction
A price reduction should be accompanied by renewed marketing, refreshed photos if applicable, an updated description, a social media push, and outreach to active buyer agents in the market. The goal is to make the report
