Your Chester County Seller's First-Week-on-Market Checklist
The first seven days of a listing determine whether a sale happens in weeks or months. Here is a day-by-day guide to executing a strong launch.
Day 1 (Launch Day):
Home is live on MLS with professional photos, an accurate description, and correct data. Syndication to Zillow, Realtor.com, and Redfin begins automatically. Social media push on your agent's platforms. Email blast to the agent network.
Days 1–3:
First showings are scheduled. Your home should be in show-ready condition at all times, with dishes done, beds made, surfaces clear, pleasant temperature, pleasant scent (natural, not overpowering). Leave the home during showings.
Days 2–4:
Collect and review showing feedback from your agent. Are buyers commenting consistently on anything: price, condition, a specific feature, or concern? This feedback is market intelligence.
Day 5–7:
If you are receiving good showings but no offers by Day 5–7, discuss with your agent whether a pricing adjustment, additional staging, or marketing changes are warranted. If you are receiving offers, review them carefully and respond strategically.
Weekend of Week 1:
If appropriate for your price range and neighborhood, schedule an open house. Well-attended open houses create a sense of buyer competition and can accelerate offer activity.
If you have not received an offer by Day 10–14 on a well-priced property, a frank conversation with your agent about price adjustment or presentation changes is warranted. The first two weeks carry momentum that does not recur.
