The Pre-Launch Phase

The days before your home goes live are as important as launch day itself. A well-executed pre-launch sequence creates anticipation and demand before the listing is even public:

• Coming Soon marketing: Pennsylvania MLS rules permit pre-marketing a listing as 'Coming Soon' for up to 21 days before activation. This builds awareness among buyer agents and their clients before your home competes with a full DOM counter.

• Agent network outreach: Your listing agent should notify their personal network of buyer-side agents that the listing is coming. Active buyer agents may have clients who are a perfect fit and who will schedule a showing the moment the listing goes live.

• Social media pre-launch: A teaser post with compelling exterior photography and key property details builds awareness and can generate pre-launch interest.
