Hershey’s Mill

Hershey's Mill is the largest and most established 55+ active adult community in Chester County — and by most measures, the most well-known in Pennsylvania. Situated on nearly 800 acres in East Goshen Township just outside West Chester, the community was built beginning in 1974 on land that was originally the Sullivan Equestrian Estate. It has grown over five decades into 25 distinct villages containing more than 1,720 maintenance-free homes. The community is gated with 24-hour security and surrounds an 18-hole championship golf course. There is no new construction at Hershey's Mill — all homes are available on a resale basis only.

HOMES & PRICING

Hershey's Mill offers the widest price range of any 55+ community in Chester County, running from the mid $200s to over $700,000. The average resale price is approximately $520,000. Home types include clustered townhomes, carriage homes, and individual single-family residences. Square footage ranges from roughly 1,100 square feet to well over 4,000 square feet in larger single-family homes. Most homes were built with first-floor master suites and many back up to the golf course or open space. Each of the 25 villages has its own elected homeowners association that sets assessment schedules and handles village-level maintenance. HOA fees vary by village and cover exterior maintenance, landscaping, snow removal, and trash. Children under 18 may not reside in the community and adult children may reside until age 26. 80% of homes in any given village must have at least one resident age 55 or older; the remaining 20% must have at least one resident age 42 or older.

AMENITIES

Hershey's Mill has more amenity depth than any other 55+ community in Chester County. The Hershey's Mill Golf Club is an 18-hole championship private course (par 71, 6,742 yards) with a full practice facility including driving range, chipping greens, and putting greens. The course was described by the USGA in 2011 as one of the best managed and maintained in the country. Golf and social memberships are available to residents. The community sports complex includes tennis, pickleball, platform tennis, bocce, horseshoes, shuffleboard, billiards, and table tennis. There is a large heated outdoor community pool. More than 35 clubs and activities operate year-round including golf leagues, bridge clubs, walking groups, arts and crafts, book clubs, and organized trips. A community-owned bus takes residents to regional attractions, Phillies games, Penn State football, Philadelphia Orchestra performances, and Broadway shows in New York City. Woodshop access, community garden plots, and miles of paved walking trails through the property round out the lifestyle offering.

Hershey's Mill is located off the Boot Road exit of Route 202, between Malvern and West Chester. The Malvern and Paoli train stations — served by Amtrak and SEPTA regional rail — are minutes away. The Hershey's Mill Shopping Center sits just outside the western gate with a grocery store, Starbucks, bank, drug store, dry cleaner, and nail salon. Downtown West Chester with its restaurants, shops, and cultural venues is less than 10 minutes away. King of Prussia Mall and the Route 30 corridor are under 15 minutes. Chester County Hospital is nearby. Philadelphia International Airport is approximately 45 minutes. Hershey's Mill attracts buyers who want the full-service active adult community experience — significant social infrastructure, organized activities, and a gated environment — without having to leave Chester County. The broad price range means it draws both buyers downsizing from larger Chester County homes in the $400,000–$600,000 range and buyers coming from the Main Line who want premium homes on the golf course at $600,000–$700,000+. The golf community culture is strong. The village structure means buyers can find quieter, more private settings within the larger community or more socially active villages depending on preference.
