West Brandywine Township

West Brandywine Township sits in north-central Chester County, between the east and west branches of the Brandywine Creek and just north of Coatesville and Caln. It is served by the Coatesville Area School District. The original Brandywine Township was created in 1790 from the northern part of East Caln and took its name from the creek branches that bounded it, and in 1844 it was divided into East and West Brandywine. West Brandywine's borders shifted a few more times in the following decades, including a small piece given up to form Valley Township. Today the township covers about 13.2 square miles and describes itself as primarily a bedroom community, with residential neighborhoods, farm fields and woodland, its own full-time police department and a municipal authority that runs local utilities.

Market overview

The Chester County Planning Commission reports a 2025 median sale price of $600,000 in West Brandywine Township across all home types. That is above the countywide 2025 median of $550,000 (based on 5,960 sales) and well above other Coatesville Area School District municipalities such as Caln ($371,500) and Valley ($360,000), which reflects the township's mostly single-family housing on larger lots.

West Brandywine has seen steady residential growth. The Census Bureau counted 7,331 residents in 2020, and county estimates put the population above 7,800 by 2023. The Planning Commission's 2022 housing report recorded 56 newly built single-family homes in the township, so buyers will find newer construction alongside older homes and established neighborhoods from earlier decades.

With a wide range of home ages and lot sizes, the most useful pricing guide is a set of recent sales of similar homes nearby rather than the township-wide median.

Schools and taxes

West Brandywine is served by the Coatesville Area School District. Several of the postal codes that reach into the township belong to Downingtown, Glenmoore and Honey Brook post offices, but a Downingtown or Honey Brook mailing address here does not mean a Downingtown or Twin Valley school assignment. Buyers should always confirm the school district and assigned school for the specific property.

For 2025 the total property tax rate is 53.231 mills: 5.164 for Chester County, 3.703 for West Brandywine Township and 44.364 for the Coatesville Area School District. The mills apply to a home's county assessed value, which is usually well below market price, so look up the property's assessment on the Chester County property records site before you make an offer.

When a home sells, Pennsylvania charges a 1% state realty transfer tax. The local share is usually another 1%, split between the township and the school district, and your agent and title company will confirm the exact amount.

Neighborhoods and what's here

The township building is on Lafayette Road, and the township park sits at Lafayette and Hibernia roads. The township also holds community events through the year, such as a holiday Christmas Village, and it owns about 18 acres of woods and trails that link the Coatesville Area School District's north campus with Hurley Road and Kings Highway.

History shows up in the landscape. The Hatfield-Hibernia Historic District, listed on the National Register of Historic Places in 1984, includes early nineteenth century worker's houses, the 1841 Hibernia Methodist Church and the ruins of a grist mill, and it continues into West Caln Township, where Hibernia County Park and the Hibernia House are located. The Forks of the Brandywine Presbyterian Church, long known locally as the Manor Church, stands on land that became part of West Brandywine in 1860, when the township gained territory from Honey Brook and Wallace.

For drivers, Route 322 (Horseshoe Pike) crosses the north and east of the township, Route 82 (Manor Road) runs north to south through the middle, and Route 340 (Kings Highway) runs along the southern edge. Exton is about 20 minutes away and West Chester about 30 minutes in normal traffic.

For buyers and sellers

Buyers often choose West Brandywine for space, quiet roads and newer single-family homes while staying within reach of Downingtown, Exton and the Route 30 corridor. Before you commit, confirm whether the home is on public water and sewer or a private well and septic, ask whether a homeowners association applies, and review the assessment and tax history. If a quick drive to Downingtown or Exton matters to you, test the route at commuting hours, since travel times vary across the township.

Sellers here benefit from steady demand for single-family homes in this part of the county. Pricing should be built from recent sales of similar homes nearby, with attention to lot size and age. Our Exton office is a short drive away, and we are glad to help you price your home or plan your search in West Brandywine.
