East Brandywine Township

East Brandywine Township lies in north-central Chester County, northwest of Downingtown, with the East Branch of the Brandywine Creek along its northern and eastern edges. It is served by the Downingtown Area School District and uses the Downingtown 19335 mailing address. The original Brandywine Township was created in 1790 from the northern part of East Caln and was named for the creek branches that bounded it. In 1844 it was split into East and West Brandywine, and the line between them was adjusted in 1859. Today East Brandywine covers about 11.4 square miles and blends newer residential neighborhoods with older homes, open land and the historic crossroads village of Guthriesville on Horseshoe Pike (Route 322), which has served as the township's commercial and government center for generations.

Market overview

The Chester County Planning Commission reports a 2025 median sale price of $636,583 in East Brandywine Township across all home types. That is above the countywide 2025 median of $550,000 (based on 5,960 sales), which reflects strong demand for single-family homes in the Downingtown Area School District and the township's easy reach to Downingtown and Exton.

East Brandywine has grown quickly in recent years. The Census Bureau counted 9,738 residents in 2020, up from about 8,400 in 2016 by Census estimates, and the population was estimated at over 10,200 by 2023. Much of that growth came from new residential neighborhoods (the Planning Commission's 2022 housing report, for example, recorded 18 newly built townhomes in the township), so buyers will find newer construction alongside established single-family neighborhoods and older homes in the historic village of Guthriesville.

Because home ages, styles and lot sizes vary so widely, recent sales of similar homes in the same part of the township are the best guide to value.

Schools and taxes

East Brandywine is served by the Downingtown Area School District. Brandywine-Wallace Elementary School is in the township and serves most of it, while some parts of the township are assigned to Beaver Creek or Springton Manor elementary schools. Students then attend Downingtown Middle School and Downingtown High School West. Because elementary boundaries split the township, confirm the assigned school for any specific address with the district.

For 2025 the total property tax rate is 40.104 mills: 5.164 for Chester County, 3.03 for East Brandywine Township and 31.91 for the Downingtown Area School District. That is well below the combined rate in nearby Coatesville Area School District townships. The mills apply to a home's county assessed value, which is usually well below market price, so look up the property's assessment on the Chester County property records site before you make an offer.

Pennsylvania charges a 1% state realty transfer tax when a home sells. The local share is usually another 1%, split between the township and the school district, and your agent and title company will confirm the exact figures.

Neighborhoods and what's here

Guthriesville grew up where the old road from Downingtown toward Harrisburg, later the Horseshoe Turnpike, met local roads. James B. Guthrie opened a post office in his store in 1831 and gave the village its name, and most of its historic buildings date from the following three decades. Nearby, a state historical marker on Horseshoe Pike notes the birthplace of Thomas Buchanan Read, the painter and poet who wrote "Sheridan's Ride." Bridge Mill Farm and Marshall's Bridge, a masonry arch bridge over Culbertson Run, are both listed on the National Register of Historic Places.

The township's parks include East Brandywine Township Community Park on Dilworth Road, with ball fields, a paved walking trail and reservable pavilions; Bondsville Mill Park, a historic site and nature preserve with an unpaved trail; and the Helen and Robert Whittaker Memorial Trailhead Park on Creek Road. Delaware County Community College's Downingtown campus is also in the township.

Route 322 (Horseshoe Pike) crosses the western and southern parts of the township and Route 282 (Creek Road) follows the Brandywine along its northern and eastern edges. Exton is about 15 minutes away and West Chester about 25 minutes in normal traffic.

For buyers and sellers

Buyers come to East Brandywine for Downingtown Area schools, newer homes and a lower total tax rate than much of western Chester County. Before you commit, confirm the elementary school assignment, ask whether a homeowners association applies, and review the assessment and tax history for the specific property.

For sellers, demand in this part of the Downingtown Area School District is generally steady, but pricing still has to reflect the closest comparable sales and the condition and updates of your home. Our Exton office is just down the road, and we are glad to help you price and market your home or find the right one in East Brandywine.
