The current plan calls for 622 residential units paired with commercial space, including neighborhood retail and most likely a Wawa. Square footage figures for the commercial component vary across reports as the plan continues to evolve, but the overall footprint is consistently described as 220+ acres when including all discussed development area.
The site carries a long history that fuels both expectation and skepticism. Earlier versions pushed big-box retail in the early 2000s, followed by legal settlements and revisions that reshaped what could be built. Township archives reference prior approvals and settlement documents, which is why residents who’ve tracked this for years remain cautious until equipment actually appears. Late 2025 reporting identified Lennar as the proposed builder, giving the project a clearer path forward. Large builders bring standardized phasing, infrastructure coordination, and delivery timelines. Public estimates suggest buildout could span six to eight years rather than arriving all at once.
