Warwick Township
Warwick Township lies along the northern edge of Chester County, bordering Berks County, and is part of the Owen J. Roberts School District. It became a municipality on June 14, 1842, when about 19 square miles of East Nantmeal Township north of the South Branch of French Creek were set off as a new township. The area's iron history runs deep: Warwick Furnace and Reading Furnace operated here in the colonial era, and part of Hopewell Furnace National Historic Site lies within the township. Today Warwick is one of the most wooded and protected corners of the county, home to French Creek State Park, Warwick County Park and portions of State Game Lands No. 43, with small villages such as St. Peters, Knauertown and Warwick scattered among the forest and farms.

Market overview
The Chester County Planning Commission reported a 2025 median sale price of $577,500 for Warwick Township, counting all home types. That is a bit above the countywide median of $550,000. With about 2,600 residents and a great deal of protected land, the township sees a limited number of sales each year, so the median should be read as a general guide rather than a precise benchmark.
Homes here are mostly single-family houses on wooded or rural lots, along with farm properties and historic stone houses in and around the old villages. Because so much of the township is state park, county park, game lands or preserved land, the supply of buildable land is limited, and the setting is likely to stay rural for the long run.
Buyers are typically drawn by privacy, the outdoors and access to the Owen J. Roberts schools. Pricing varies widely with acreage, condition and how close a property sits to the main roads.
Schools and taxes
Warwick Township is served by the Owen J. Roberts School District, which covers seven townships across northern Chester County and operates five elementary schools, one middle school and Owen J. Roberts High School. The district's administration uses the Warwick administration building, a former elementary school. Families should check the elementary assignment for any specific address with the district.
The 2025 combined property tax rate is 41.524 mills: 5.164 for Chester County and 36.36 for the Owen J. Roberts School District. The county's 2025 millage chart shows no township real estate millage for Warwick, so the township adds nothing to that total. The mills apply to a property's county assessed value, which is usually well below its market price. To understand a specific home's bill, look up its assessment on the county's property records.
Pennsylvania charges a 1% state realty transfer tax, and the local share is usually another 1%, split between the township and the school district. The agreement of sale sets how buyer and seller divide it.
Neighborhoods and what's here
Warwick is organized around small villages rather than subdivisions. St. Peters Village, along French Creek, grew up in the 19th century as a company village around granite quarries and is a National Register historic district with its own post office. Knauertown, Warwick Village and Pine Swamp are other historic settlements, and the commercial areas near Routes 23 and 345 serve day-to-day needs. Other Register-listed places include the Reading Furnace Historic District, Warwick Mills, the John Knauer House and Mill and St. Mary's Episcopal Church.
The outdoors is the township's biggest draw. French Creek State Park, which extends into Berks County, offers lakes and miles of trails. Warwick County Park sits along French Creek, and State Game Lands No. 43 adds more woodland. Hopewell Furnace National Historic Site, founded by ironmaster Mark Bird in 1770 and now preserved by the National Park Service, includes about 214 acres in the township. The Crow's Nest Preserve, operated by Natural Lands, and the Stonewall and French Creek golf courses round things out.
The whole township lies within the Hopewell Big Woods, the largest remaining continuous forest in southeastern Pennsylvania. Routes 23 and 345 are the main roads, with Route 23 running west toward Elverson and east to the Route 100 corridor.
For buyers and sellers
Buyers should expect rural systems. Many homes rely on private wells and on-site septic, and wooded lots can bring tree, drainage and driveway maintenance. Properties near the parks or with acreage may carry easements or other restrictions, so reviewing the deed and survey early is worthwhile. Checking the county assessment up front gives a clearer picture of the tax bill.
Sellers benefit from a buyer pool that is specifically seeking land, privacy and proximity to some of the region's best public open space. Thoughtful presentation and pricing against carefully chosen comparable sales matter here, since sales are few.
