The Exton Town Center redevelopment, which includes the Phase 2 retail expansion, is part of a larger plan to transform the 75-acre Exton Square Mall site into a mixed-use community. The project is led by Abrams Realty & Development, who purchased the property in March 2025 for $34.25 million. Phase 2 focuses on adding more retail and commercial spaces to enhance the existing town center vibe, with an emphasis on walkable, daily-needs like shops, eateries, and “maybe” a farmer's market area. The plan incorporates a central street that could be closed to cars for events and more open space. They are basically cutting a hole through the center of the mall, taking out Macy's and putting a road in, which keeps Boscov's and a new Main Line Health building. Overall structures include 167,180 square feet of retail and commercial space, a 121,374 square foot fitness and entertainment center, 48,743 square feet of office space, and a 6,440 square foot day care facility, alongside residential units.
Construction is phased, with work set to begin in late spring 2026. The Main Line Health building is scheduled for spring 2026, demolition of most of the mall structure (excluding Boscov's and the former J.C. Penney store) is expected in late summer 2027. The full redevelopment could take 2–3 years to complete, with potential for earlier openings of key elements like the health center.
