Niche releases its annual best places to live rankings every spring, and this year Devon, Pennsylvania, came in at number eight nationally. It is the highest-ranked community in Chester County. Chesterbrook, which has appeared near the top of these rankings for years, came in at number 12, down from third place last year. Paoli made the list at number 50.

Niche builds its rankings from U.S. Census data, FBI crime statistics, Department of Education school data, IRS income data, and other sources, scoring communities on affordability, school quality, housing markets, and walkability. Devon is a community of about 1,800 people in Tredyffrin Township along the Main Line, with highly rated public schools, a median home value of around $658,000, and a rural feel despite its proximity to Philadelphia and King of Prussia.

A top-ten national ranking does something specific to a real estate market. It expands the buyer pool. Most of the people competing for homes in Devon right now are Philadelphia-area residents who already know the Main Line and are making a decision within a geography they are used to. A national ranking changes that. It reaches people in Chicago, Boston, Atlanta, and Dallas who are considering a relocation to the Philadelphia region and are using exactly these kinds of rankings to help them decide.

Chester County's median sale price reached approximately $535,000 in early 2026 with inventory sitting well below the six-month supply needed for a balanced market. Devon specifically, at a $658,000 median home value within one of the county's most competitive townships, has very little room for additional demand without affecting prices and competition.

With Devon, Chesterbrook, and Paoli on a national list just goes to show you how desirable Chester County is and why the region is so durable against shifting economics.
